What types of products do you use to restore roofs?

The most common types of restoration products include silicone-based and acrylic-based products.

A silicone roof coating, also known as a silicone restoration membrane, is a substance that is applied onto a roof directly using special silicone roof coating rolling or spray equipment. The substance will fill in any blisters, cracks, and seams. This product provides 97% reflectivity and can save a lot of money during the summer months by keeping your roof protected and cool! This product typically comes in white, tan, or grey and works best on EPDM (rubber), TPO (rubber), or BUR (built-up roof) roofing systems. We work with many different silicone coating manufacturers - We will work with you to determine the correct product for your roof. 

An acrylic roof coating is a liquid-applied seamless, fully adhered, elastomeric membrane that’s formed on the roof. It's similar to paint, but is much thicker, acting the same way as a silicone coating would. These coatings are applied 5 to 10 times thicker than a house paint. This product can be made to fit any color scheme and works best on metal and fiberglass surfaces. We primarily work with one acrylic coating manufacturer: Acrymax Technologies, Inc. (they have a subsidiary called Preservation Products, Inc. for historic preservation projects). We are proud to say that we are the Preferred Contractor for this prestigious company on the East Coast and have worked on numerous historic preservation projects with them. They work with NASA and the National Park Foundation, but treat every individual project of equal importance.

BENEFITS OF SILICONE ROOF COATINGS

Silicone roof coatings are extremely UV stable and reflect up to ninety percent of the sun’s harmful rays. This greatly reduces the cooling load, lowers utility bills and increases indoor comfort. They are also very flexible and durable due to the high concentrate of solids. This composition of high solid requires less material and allows for a single application, saving time and labor. They can withstand extreme temperatures, downpours and oxidation. Silicone coatings are better at protecting structures from ponding water than acrylic coatings.

DRAWBACKS OF SILICONE COATINGS

While silicone is an excellent choice, it tends to attract dirt and dust which requires routine maintenance to avoid the coating from losing its reflective benefits. Silicone coatings are also slippery when wet, sometimes requiring a ‘Walk Pad’ installed in highly trafficked areas.

BENEFITS OF ACRYLIC ROOF COATINGS

Acrylic roof coatings are an excellent choice for many types of substrates; modified bitumen, metal, built up, single-ply and spray polyurethane foam.

These acrylic roof coatings are very cost effective, have a high UV resistance and reflectiveness. In addition, acrylic is easily applied via spraying or rolling onto the existing substrate of the roof.

DRAWBACKS OF ACRYLIC ROOF COATINGS

While acrylic coatings have many enduring benefits, there are a few limitations. Because acrylic coatings are water-based, the coating can become brittle and delaminate from the roof when exposed to ponding water on a roof for long periods. In addition, cold temperatures slow down the drying time and make it hard for the coating to adhere to the roof. Acrylic coatings cannot be applied when temperatures drop below fifty degrees F.
